Who we are

Neon Property Services manages residential leasehold blocks and landlord compliance from our base in Essex. Every building we manage has its own designated client account. Annual accounts are certified. Directors and leaseholders have online portal access from day one.

We don't begin managing a building until we have an honest picture of it — which means a compliance and financial audit before active management starts.

Monika Jackson — Director

Neon Property Services is directed by Monika Jackson, who has led the business through its current phase of growth and development. Monika holds the Institute of Residential Property Management Level 3 qualification and brings an accounting background to the financial management of the blocks in the portfolio — directly relevant to service charge management, reserve fund planning, and the financial audits conducted on every block takeover.

Monika is herself a leaseholder. That is not a detail that is incidental to how she runs the business. She understands from personal experience what it means to live in a poorly managed building — the uncertainty about where service charge money goes, the outstanding maintenance that never gets addressed, the compliance questions that go unanswered.

Monika is an active member of BNI and a TPI accredited professional. She manages the Neon portfolio with the attention to detail that comes from both professional qualification and direct personal stake in what good property management looks like.

The Property Institute (TPI) — Accredited Member TPI is the professional body for residential property managers. Accredited membership requires demonstrated competence and ongoing professional development. Neon meets the TPI's standards for professional block management.
Client Money Protection Your service charge funds are protected under the Client Money Protection scheme. If Neon were to become insolvent, your money is protected and can be recovered. A mandatory requirement for professional managing agents.
The Property Ombudsman — Member Membership provides leaseholders, directors, and landlords with access to independent dispute resolution. If a complaint cannot be resolved directly with Neon, it can be referred to the Ombudsman for an independent determination.
IRPM Level 3 — Monika Jackson The Institute of Residential Property Management Level 3 qualification is a recognised professional standard for block management practitioners.

How We Work

Block Management

We manage residential leasehold blocks for RTM companies, RMCs, and freeholders across East London, North London, and Essex. Every building has a designated client account — funds are never pooled across buildings. Annual accounts are certified by a qualified accountant. Directors and leaseholders have online portal access to financial records and compliance documentation.

On every new instruction, we conduct a financial and compliance audit before active management begins. We report on what we find — the actual financial position, outstanding compliance actions, and any issues inherited from previous management. We do not begin managing until we have an honest picture of the building.

Landlord Compliance Management

We provide compliance-led management for private landlords in England, available nationwide. A document-based service covering every compliance obligation a landlord carries: gas safety, electrical safety, EPCs, smoke and carbon monoxide alarms, deposit protection, and the requirements of the Renters' Rights Act 2025.

The service is designed for landlords who want their obligations handled correctly without the cost and complexity of full property management. We start with an £88 compliance audit that identifies every gap in the current compliance position.

Our History

Neon Property Services has been managing residential blocks in East London and Essex for over 20 years. In that time we have grown from a small local operation to a portfolio of 23+ blocks spanning East London, North London, and Essex, and have expanded our service offering to include compliance-led landlord management available nationwide.

Our portfolio has been built through referrals from existing clients, through RTM companies seeking a managing agent after exercising the right to manage, and through directors switching from agents who were not delivering the standard of management their buildings required.

We do not market aggressively. We rely on doing the work correctly and on our reputation in the areas we cover.
