We have seen what happens when a landlord is given wrong licensing advice. One landlord came to us after his previous agent told him he didn’t need a selective licence. He did. The result was a significant fine and exposure to a rent repayment order — the tenant could claim back up to 12 months’ rent. The advice cost far more than the licence would have.

It depends on which borough your property is in and whether a scheme is currently designated for your area. Selective licensing operates borough-by-borough and the designated areas change. We check the licensing position for every property we manage and alert you when new schemes are introduced.
The Renters’ Rights Act 2025 abolished fixed-term ASTs and replaced them with Assured Periodic Tenancies. It removed Section 21 no-fault eviction. Rent reviews must now use formal Section 13 notices. If your tenancy was set up before the Act, your documentation should be reviewed.
We notify you 4–6 weeks before renewal. If you have an existing Gas Safe engineer, we coordinate with them. Once issued, we file the certificate and serve it on the tenant within 28 days.
Yes. We coordinate renewals with your appointed contractors. We track the date, notify you, and chase the certificate. If you don’t have a contractor, we can provide a referral.
